Which space can be used as an uncovered (outdoor) parking space?

According to PD/3-8-87, Article 1, Paragraph 2: An uncovered (open-air) parking space may be used:

Uncovered plot of land used exclusively for parking cars. In this case, the entire surface area of the plot may be used for parking, with the exception of the arcades or porches provided for in the street plan.
Uncovered area of the plot on which the building is constructed. In this case, the maximum percentage of the total area of the plot that may be covered by the building and parking space is set at 10% greater than the permitted amount and up to a maximum of 80%. (The 80% referred to in the decree concerned Law 1577/85 (G.O.K. 85), in areas where the permitted coverage ratio was 70% and, in the case of application of the provisions of Article 14 of Law 1577/85 (low buildings G.O.K., permitted coverage ratio was 80%), the upper limit is set at 90%) – (For buildings constructed under G.O.K. 85).

According to the NOK (Law 4067/2012, New Building Regulations) Article 12, paragraph 1a:

The coverage ratio of the plot cannot exceed 60% of its surface area. If coverage of 120 m² is not ensured, the maximum coverage ratio is increased to 120 m² provided that the coverage does not exceed 70% of the plot and the applicable coverage ratio.

SO WE HAVE:
1. If the permitted coverage is 60%, the mandatory uncovered area will be 40%. There is a requirement for the planting area: Planting = 2/3 x 40% x plot area. However, when there are parking spaces in the uncovered area, the mandatory uncovered area is reduced by 10% for the purpose of calculating the planting area. Thus, Planting = 2/3 x (40% – 10%) 30% x Eplot.
2. If the permitted coverage is 70%, the mandatory uncovered area will be 30%. There is a requirement for the planting area: Planting = 2/3 x 30% x Plot area.
However, when we have uncovered parking spaces, we reduce the mandatory uncovered area by 10% for the calculation of the planting. Thus, Planting = 2/3 x (30% – 10%) 20% x Eοικ.

When we allocate spaces in the uncovered area, we must also perform the following check:
Actual coverage + Surface area of spaces in the uncovered area < Permitted coverage +10% X Plot area.
