Which areas are taken into account when calculating the actual volume coefficient?

Answer:

  • To calculate the actual floor area, the volume of enclosed and semi-enclosed spaces above the final ground level is taken into account, as well as the volume of any uncovered spaces that are included in the coverage.
  • Therefore, to calculate the actual volume coefficient s.o.:

Counted:

1. The volume of spaces included in the building coefficient,
2. The volume of open semi-covered spaces, the volume of spaces defined in subparagraphs b, c, and d of paragraph 5 of Article 11, namely:

  • The volume of unheated enclosed spaces that have at least one open side facing any open space on the plot or building, and the length of the opening is less than 35% of the total length of the perimeter of that space.
  • The volume of basements for any other use than those specified in paragraph 6.( i, j, k )b).
  • The volume of open balconies and open semi-covered spaces, when the total area of these spaces exceeds 40% of the area permitted for construction.

The following are not counted:

All cases referred to in paragraph 6 of Article 11(a) to (l)(a).
