Before starting infrastructure projects, the most important stage is the preparation of a topographical study. At this stage, the site is surveyed as required by law, followed by the design for the implementation of the new project.

CITY ENGINEERING has many years of experience, with specialized engineers and scientific associates, in the implementation of topographical studies and applications of any scale, for public or private interests. We have the know-how, professional experience, and scientific knowledge, as well as the most modern, certified equipment and software, to carry out the topographic studies we undertake and execute with precision and consistency.

The Topographic Diagram, also referred to as the product of Topographic or Cadastral Surveys, Cartography, and Photogrammetry, is a study consisting of a drawing on a specific scale, based on field measurements, which depicts the recording of data collected by the engineer, always based on the institutional and legislative principles governing the property.
The topographic diagram must include:
- Visible boundaries of the land parcel, unique numbering of plot and building vertices, table of coordinates of these vertices in EGSA ’87 [Hellenic Geodetic Reference System 1987], dimensions of plot and building boundaries and their area.
- Outline of existing buildings unambiguously defined by rectangular coordinates in the state coordinate system,
- Complete photographic record,
- Altimetric mapping,
- Certification from the competent authority regarding the final level of the curb (altitude certification), where required.
- Statement by owners that they indicated the boundaries and that they are correct.
There may be many reasons why your Topographic Study is necessary.
If, for example, you have inherited or want to transfer a property, if you want to obtain a permit to use your property for photovoltaics, or even to demarcate your plot of land for the land registry, etc. Below you will find some of the main categories where a Topographical Study is considered necessary.
- Transfers
- Issuance of building permits
- Land registry (declarations, objections, spatial changes)
- Settings arbitrary
- Forestry maps (objections, acts characterization, etc..)
- Licensing (photovoltaics, industries, etc.)
- Definition of foreshore and beach
- Delimitation of watercourses
- Urban planning design (Modification of street layout plans, acts of proportionality, ratifications, etc..)
- Photogrammetry
- Control – finding agricultural plots, defining boundaries
- Expert opinions
- Plot impressions for contracts, issuance of building permits and/or forestry permits
- Real estate inspection in relation to the Land Registry and drafting of corrective diagrams
- Impressions of large areas
- Monitoring of integration procedures in the city plan Technical project designs
- Longitudinal sections
- Impressions of buildings
- Photogrammetric impressions
- Engraving seashore – beach
- Buildability Version
- Construction Site Support
- Delimitations
- Acts of Proportion
- Implementing Acts
- Study Land redistribution
- Individual P.E. – Corrective P.E.
- Problematic Plots (treatment)
- Lost Plots (search-find)
- Lifting of Expropriation
- Amendment of Zoning Plans
- Diagrams Application
- Altitude Studies
- Triangles
- Residential Suitability
- Installation study for photovoltaic systems or other renewable alternative energy sources, such as wind energy, geothermal energy, solar energy, hydraulic energy, and biomass production. This diagram is integrated into the National Coordinate System EGA 87, as well as other required backgrounds.
- Marking on the ground of plots – agricultural land.
- Division – Division of properties into smaller, even-sized properties. Parallel study of road construction in conjunction with the division.
- Performance of digital models of soil.
- Impressions of large areas (horizontal and vertical) in a very short time and at low cost using GPS geodetic receiver technology.
- Polygonometry (path)
The steps for the implementation of a topographic diagram are the following:
- Once you have informed us of the property boundaries, our specialized engineers will take the appropriate measurements on the property using our modern equipment.
- Then, a search is conducted at the relevant services (town planning, land registry, etc.), where research is carried out on the corresponding legislative and town planning authorities.
- The Topographic Diagram is completed with the design, based on the measurements taken and taking into account the relevant legislative and urban planning principles.
How long does it take?
At CITY ENGINEERING we always take into account your specific needs and define them and we determine from the outset the required time for the preparation of the Topographical Study. Accordingly then with the requirements of the project and in consultation with you will be informed about the processing time for processing.
