Useful instructions for fencing and walling your property in accordance with Article 17(9) of the Civil Code.

We often decide to fence off our property. However, before taking any action, it is good to know a few basic things.
1. We fence in:
A) Regular plots within the plan
B) Regular plots outside the plan
C) Non-road-facing sections of irregular and non-buildable plots within the plan.
D) On irregular plots outside the plan, fencing is only permitted with a temporary structure, such as wire mesh.
2. Is it mandatory to fence the plot?
According to urban planning regulations, it is mandatory to fence plots of land in central locations within cities, but not in remote areas.
Because the owner of the plot is responsible for keeping it clean, even if the damage is caused by third parties, depending on the municipality, certain fines may be imposed.
In addition to fencing, the owner is obliged to periodically clear weeds and clean the area, in accordance with the regulations in force concerning cleanliness in the relevant municipality.
3. Where do we fence off?
The fence is placed either along the boundaries of the plot or on the side facing the road, within the plot. According to the Building Regulations, a fence may be constructed on both sides of the common boundary, if there is agreement between the neighboring owners.
4. How do we fence off a property?
Fencing with a building permit is permitted in principle on even plots of land, and the height of the fence, including the wall, which cannot be more than 1.5 meters, and the railings or mesh or wooden structure, may not exceed three (3) meters in total.
Exceptionally, the height of the fence may exceed the above specified height of 3 meters, only for security reasons (e.g. Industries, Judicial Prisons, etc.) or for sports fields located in traditional settlements.
These reasons are certified by the competent authority and the Architectural Council.
If the natural ground level at the building line is higher than the sidewalk level by 1.00 m to 2.50 m, the fence may be constructed solid up to the level of the natural ground.
If there is a difference in height greater than 2.50 m between the level of the sidewalk and the level of the natural ground at the building line, the solid part of the fence may be up to 2.50 m high and the ground may be stepped so that each step is up to 2.50 m high and at least 1.50 m wide.
Στα οικόπεδα και γήπεδα, στα οποία ανεγείρονται ειδικά κτίρια, επιτρέπεται, ύστερα από έγκριση του αρμόδιου από άποψη λειτουργίας του συγκεκριμένου κτιρίου φορέα να κατασκευάζεται συμπαγές περίφραγμα, με ύψος μεγαλύτερο από 3,00 m, εφόσον απαιτείται από λόγους ασφάλειας ή λειτουργίας.
Properties defined by vertical property division are fenced only at the boundaries of the plot or land.
