Specifications for drawing up a topographical diagram

1. The topographic diagram must always include:

a) Dependence of property boundaries on the current state trigonometric network,

b) Outline of existing buildings clearly defined by rectangular coordinates in the state coordinate system,

c) Complete photographic record,

d) Altimetric mapping,

e) Certificate from the competent municipal authority confirming the final level of the curb (altitude certificate), where required.

2.a) Where, until the publication of this law and henceforth, the preparation of a topographical diagram is required, this shall mean the topographical diagram referred to in Article 83(4) of this law (Law 44495/2017).

b) Deviation in the area of the plot or land from that indicated in the topographical diagram drawn up by 8 August 2013, and according to which a building permit was issued or a notarial deed was drawn up, in relation to the new measurement in the topographical diagram accompanying the certificate of Article 83, is acceptable under the following conditions:
aa) For plots or land within an approved street plan or within settlement boundaries, the percentage of deviation is set at ±5%,

bb) For plots or land outside the plan, the deviation percentage is set at ±10%.

Area measurements of plots or fields that have been included in administrative acts and legal transactions and are within the deviation of the previous paragraph are considered acceptable and do not require the revision of the building permit, as well as the correction or amendment of the titles of acquisition for the issuance of the permit.
