Questions about the N.O.K. and Building Regulations – Obligation to submit studies for plumbing and electromechanical installations

1. In the case of an application for a building permit for the construction of a new building or the addition of an extension or height to an existing building, with a total volume greater than 800 m3, or regardless of volume in the case of a building with more than one floor, a study of the plumbing installations required for the functionality of the specific building must be submitted, as well as a declaration of supervision of these works.

2. In the case of an application for a building permit for the construction of a new building or the extension or addition of height to an existing building, with a total building coefficient greater than 300 m2 and a total volume greater than 1,300 m3, and regardless of the volume in the case of a building with more than three floors, all electromechanical installation studies must be submitted. 300 m3, and regardless of the volume in the case of a building with more than 3 floors, all studies for the electrical and mechanical installations planned for the building must be submitted, as well as a declaration of supervision of these works.

3. For buildings falling within the scope of Law 3661/08 (Government Gazette A 89) (In all cases where an Energy Performance Study (EPS) is required, in accordance with the Energy Performance of Buildings Regulation (KENA) Government Gazette 407/B/9.4. 2010), as applicable, all studies of electromechanical installations planned for the building and necessary for the preparation of its energy performance study must be submitted, as well as a declaration of supervision of these works.

4. The volume of basement areas is not added to the total volume of the building. However, the entire volume of the pilotis open space and the semi-open spaces of the building are included in the calculation.

5. For the cases of special buildings or for a6> parts of buildings with special use is required the submission and a14> any other study which is required by the a21> specific provisions which govern the specific use, as well as the relevant declaration supervision of a34> operations of these. For the buildings that fall within the scope of application of Law 3661/08 (Government Gazette A 89), as applicable at any given time, it is required to submit all the studies electromechanical installations that are provided for in the building and are necessary for the preparation of the study of energy efficiency of the, as well as and a declaration of supervision of the works thereof in continuation, the paragraphs 3. and 4. of the same article are renumbered as 4. and 5.
