Questions about attics and lofts

Is there a difference in calculating the volume of Δ or δ of a building on which we are constructing a roof, without this being mandatory?
Answer:
According to the Technical Guidelines, Article 3 specifies that the height of the roof is not included in the size H. The technical guideline does not mention whether there is an attic or loft inside the roof and refers to the roof in general. According to paragraph 2a of Article 13 of N.O.K., the roof space is only counted in the calculation of the actual volume coefficient when it is not mandatory (while it is not counted when it is mandatory). The building will have a different volume (in the calculation) if there is an attic or loft in the roof and a different volume if there is not.
Is it possible to build a roof with a height of 3.0 m to have an attic and have this volume not be counted in the gross floor area?
Answer:
“The roof space is only counted when it is not mandatory.” Therefore, from all of the above, we conclude:
The volume when we have mandatory roofs is not included in the calculation of the actual volume coefficient.
The volume when we have non-mandatory roofs is included in the calculation of the actual volume coefficient.
In both cases, this applies whether we have a loft or an attic. It should be noted that the height of the roof is not included in dimension H. The technical guideline does not mention whether there is an attic or loft inside the roof and refers to the roof in general. Loft and attic together.
Is it possible to have both an attic and a loft on the same floor so that I can access the outside from the loft?
Answer:
It is not prohibited for them to coexist at the same level, even in the same section thereof.
The loft is an accessible space located within a space where the underlying surface meets the requirements for primary use, is accessible exclusively from that space, and is a functional annex to that use. Therefore, external access is prohibited.
The same applies to attics.
The following are not included in the building coefficient:
Article 11, paragraph (i)(e). Attics with a total area less than or equal to 1/2 of the space of the underlying floor to which they are functionally connected, without constituting an independent floor and provided that the average free height is less than 2.20 meters, regardless of the location of the staircase connecting the top floor and the attic. Nowhere is there any mention of an external connection between the above spaces, because they are essentially annexes of the floor below.
