Question:
If the total area of the loft is greater than 10% of the permitted building area, but less than 70% of the underlying floor, does the loft count entirely towards the building coverage, or is an area equal to 10% of the permitted building coverage deducted and the remainder counted?

Answer:
The NOK stipulates that 10% of the floor area does not count towards the building area for the loft, but it does not state that we can only build 10% of the building area as an internal balcony (loft). There is a restriction that the internal balcony must be 70% of the subject area. So if you have 15% of the total floor space in the building, for example, 5% counts towards the building’s floor area.
