Clarifications regarding attics and the building coefficient from the Ministry of Environment and Energy

The Directorate of Architecture, Building Regulations and Licensing of the General Directorate of Urban Planning of the Ministry of Environment and Energy issued a document with clarifications regarding with the lofts and the building coefficient of construction.

The document presented by B2Green states the following:

Following on from documents (a) and (b) regarding the possibility of extending the attic floor to the perimeter of the underlying floor, taking into account documents (c), (d), and (e), we would like to inform you of the following:

According to Article 2, paragraph 81 of Law 4067/12, “An attic is an open or closed accessible space located within the height of the sloping roof of the building and cannot constitute independent property.” while according to Article 11(6) of Law 4067/12, “The following are not included in the floor area:… j. Attics with a total area less than or equal to 1/2 of the area of the underlying floor plan to which they are functionally connected, without constituting an independent floor and provided that the average free height is less than 2.20 m.”

From the combination of the above provisions, it follows that the attic area up to 50% of the floor plan of the subject floor with an average height of less than 2.20 meters is not counted in the building coefficient of the plot, while there is no prohibition on extending its floor area, with the area exceeding 50% being counted in the building coefficient.

It should also be noted that any enclosed spaces resulting from the extension of the above attic and meeting the requirements for enclosed internal balconies (paragraph 37 of Article 2 of Law 4067/12) are not included in the building’s floor area ratio.
