Work for which no Building Permit or Small-Scale Work Approval is required

1. No building permit is required nor any approval of works of a minor nature for the following works the following works the following works the following works, with the reservation of the special provisions that concern the area or the building:

a) interior painting, minor repairs to doors and windows, or individual repairs for reasons of use and hygiene,

b) minor internal repairs or alterations that do not alter the load-bearing structure of the building, as well as structures required for the movement or any form of service for persons with disabilities or persons with reduced mobility. The construction of an elevator as referred to in paragraph 2 of Article 27 of Law 2733/1999 is not included. 4067/2012,

c) exterior painting or replacement of railings or repair of coatings or repair of facades without the use of scaffolding,

d) maintenance, repair, modification, or partial replacement of building installations and pipes,

e) replacement of interior or exterior frames and glass panes in the same opening,

f) maintenance and repair of roofs or roofs without the use of scaffolding,

g) minor terrain modifications up to ±0.80 m from the natural terrain,

h) installation of air conditioners and wall-mounted gas boilers for heating and hot water production in existing buildings, in accordance with paragraph 10 of Article 16 of Law 4067/2012, installation of a series of wall-mounted gas boilers for heating or hot water production in ground floor outdoor areas of residences, installation of gas supply, regulation and measurement systems for natural gas, such as regulators, meters, and supply pipes, installation of high-efficiency cogeneration systems (CHP), above-ground gas distribution or metering and regulation stations, in accordance with Article 17 of Law 4067/2012,

i) installation of solar water heaters, in accordance with paragraphs 2b and 2c of Article 19 of Law 3863/2010, 4067/2012,

(j) installation of passive solar systems or replacement of external window frames or installation or replacement of chimneys on the external facades of existing buildings, without the use of scaffolding, under the “Home Energy Saving” program, as well as work involving the installation of passive solar systems or the replacement of external window frames or the installation or replacement of chimneys on the external facades of existing buildings without the use of scaffolding,

k) placing or installing equipment in buildings, such as cupboards and flower pots, changing, placing, or removing balcony dividers, as well as placing small permanent decorative and functional items, such as statues, fountains, shrines, benches, and tables, or temporary animal shelters with a surface area of up to three (3) square meters in uncovered areas of plots and fields,

l) construction of fireplaces, ovens and fireplaces with their chimneys their in uncovered areas of plots or fields, with the condition that there is a building with use as a residence, as well as and in a building that has a building permit or exists legally, provided that the relevant data of the building with residential use are not affected a40> building used as a residence,

m) construction of pergolas with or without temporary awnings covering an area up to fifty (50) square meters, in uncovered areas, front gardens and terraces on the ground floor, provided that it is not prohibited by specific provisions that apply in the area,

n) structures, such as stairs, sloping surfaces (ramps), supports and benches in uncovered areas of plots and fields,

o) installation of temporary awnings, blinds, canopies and tents,

p) flooring of uncovered areas, provided that this does not exceed 1/3 of the uncovered area,

q) shaping of the ground up to 0.80 m from the natural ground level for the purpose of improving its natural relief, using natural unbound materials such as soil and dry stone without mortar, without altering its general natural geomorphology, the natural slope of rainwater runoff, and the starting points for measuring altitudes,

r) structures within a plot of land for the purpose of creating spaces for access to the plots and grounds, height up to two and a half (2.50) m, width up to two and a half (2.50) m. depth up to one (1.00) m.,

s) structures for the installation of electricity meters at the boundaries of plots of land or within their uncovered areas, in accordance with the applicable specifications.

2. By decision of the Minister of the Environment and Energy may be supplemented or to amend the works for the which do not require the issuance of a permit or the approval of works construction of small-scale works.
