Maintenance of the building shell is mandatory, as is the immediate repair of any damage to it or to common areas. Owners who encounter such problems have the right to request and demand their immediate resolution (at a shared cost) and, if this is not done, to proceed with the repair themselves and claim compensation for the full cost and any other additional expenses incurred as a result of the failure to repair the damage by the building, the administrator, and the general meeting.
ATTENTION: The general assembly of each apartment building does not has the right to take arbitrary and illegal decisions in any case.
Any decision of a general meeting may be legally challenged even if it has been taken by an overwhelming majority.
