Land Registry: The form for corrections in Attica – What to do if you cannot find your property

In 2008, more than 550,000 550,000 citizens with property within the boundaries of the Municipality of Athens submitted declarations to the Land Registry.

Eleven years later, the time has come to check the data they submitted and, if there are any errors, to make the necessary corrections. Starting tomorrow, Holy Monday, the preliminary posting of the Land Registry for Athens will begin, a process that will last until June 24. It will be done electronically on a special platform on the Land Registry website (www.ktimatologio.gr), and citizens can use their taxisnet codes to access the data and check its accuracy.

The contractor for the project began sending out approximately 25,000 emails per day at the beginning of the week, informing those who have submitted declarations that the pre-registration process has begun. Those who did not provide their email address will receive an SMS on their mobile phone. A total of 849,734 declarations have been submitted, concerning 726,951 properties and approximately 1,300,000 rights.

Those who agree with the information posted do not need to take any further action. However, those who disagree or find omissions should submit a request for review of the information, which is presented today in the newspaper “Democracy.” The request can be submitted either electronically by sending an email to ad@proanartisi-athina.gr or in person at the Central Land Registry Office in Athens, at the Olympic properties in Galatsi.

As explained by the project coordinator and representative of the contracting consortium, George Dimitriou, the process is simple and in most cases owners are not required to visit the Land Registry Office but can complete it electronically.

For those who need to go to Galatsi, the contractor has set up a land registry office in a 250 m² space with a separate entrance from the rest of the areas, which, according to Mr. Dimitriou, can easily serve approximately 1,200 people per day. The pre-registration process mainly concerns those who submitted declarations in 2008, but it is also an opportunity for those who did not submit a declaration to do so, paying the corresponding late declaration fine. In addition, any natural or legal person who acquires a right to real estate (e.g., through inheritance) must submit a declaration to the Land Registry, regardless of whether the right has already been declared by the previous owner.

Where to find the review request

The application form for reviewing data, as well as any other information regarding both the preliminary posting and other cadastral procedures for properties in the Municipality of Athens, can be found on the contractor’s website www.ktimatologio-athina.gr, on the website of the Hellenic Cadastre (www.ktimatologio.gr) and at the Cadastral Office.

In which cases is an application submitted?

The application is submitted free of charge in any case where an owner disagrees with any of the recorded details. Provided that the documents certifying the requested correction have been submitted with the declaration, no document needs to be attached to the application. However, if the request for review of information concerns, for example, a change of police ID, a copy of the new police ID must be submitted together with the request for review of information. In this case, the beneficiary can scan their ID card and, together with the application for review of data, send it by e-mail to ad@proanartis-athina.gr without going to the Cadastral Office. In addition, you can correct any errors in the application regarding the father’s name, the percentage of co-ownership of the property, the contract number, etc.

How to check that you have submitted a declaration

Those who do not remember whether they have submitted a declaration can check using their TAXISNET codes via the website www.ktimatologio.gr and the application “Electronic Services – e-Ktimatologio” application to check whether their rights to their property have been included in the electronic pre-registration. If they cannot find any information regarding their rights in the electronic pre-registration, they can go to the Cadastral Office for information. It is possible that the right has been declared but rejected, in which case they will see instructions on the necessary actions to take.

If you cannot find your property

If a property owner, after logging in with their TAXISNET credentials to view the preliminary listing details, does not see their rights to the property, this may mean that:

– They have not declared their real estate holdings to the Land Registry. In this case, citizens can submit a declaration either electronically via the website www.ktimatologio.gr and the application “Electronic Services e-LAND REGISTRY” of the Hellenic Land Registry, or by submitting it to the Land Registry Office.

-The declared right was rejected due to lack of substantiation or failure to locate the property. In this case, the citizen should go to the Land Registry Office to receive instructions on the steps to be taken.

– Although they have submitted a declaration, they have not paid the required fixed fee. In this case, the citizen must go to the Land Registry Office to be informed of the steps they must take to immediately settle the above debt with the cooperating banks. Once the above fee has been paid, they will be able to use their TAXISNET codes to access the details of the property rights that concern them.

In all these cases it will be necessary to either contact us by phone or by email or in person at our offices in order to confirm your reservation and pay the deposit. a9> contact or physical presence at the Land Registry Office.

It should be noted that the cadastral database of the pre-registration includes the rights declared up to January 18, 2019. From that date onwards, new declarations continue to be processed, the results of which will be visible at a later stage in the cadastral database of the posting. This means that those who submitted a declaration in the last quarter cannot see it in the electronic preliminary announcement.
