A FEW WORDS ABOUT THE THOUSANDTH TABLES

Calculation of cost allocation – Proportional allocation

Apartments contribute according to the type (category) of expenditure with different surcharge rates, e.g.

  • Apartments with a larger floor area (sq. m.) incur higher general expenses for communal areas and cleaning.
  • Apartments on higher floors incur higher elevator costs.
  • Apartments that use heating for longer periods of time incur higher costs for heating oil, etc.

The apartment surcharge rates for each expense category in the “language” of common expenses are usually called thousandths (‰) because they have been calculated so that the sum of the coefficients of all apartments in the apartment building equals 1000. Proportion coefficients are the reduced charge coefficients (charge coefficients that have been reduced to a unit – their sum equals a unit).

The surcharge rates for apartments depend on the type (category) of expenditure.

The contributors of the surcharge for each apartment may:

  • be fixed numbers (e.g., thousandths of co-ownership) or
  • calculated based on some other quantity (size)

e.g. the surcharge rates for heating fuel supplies can be calculated based on the hours of use of the central heating system.

The surcharge coefficients for the allocation of the cost of emptying a communal septic tank may be equal to the water consumption of each apartment.

If the surcharge coefficient for an apartment is zero, the apartment does not contribute to the cost of the expense (it is not charged for the expense).

Complex cost allocation occurs when different portions (percentages) of the cost are allocated based on other (different) cost factors. Examples: In some cases, the allocation of heating costs at a fixed rate.
