Settlements\u2014whether uniform or, more commonly, differential\u2014are one of the most insidious threats to structural integrity, as they often occur gradually, with no obvious signs in the early stages. Early detection and proper treatment are critical to protecting buildings and occupants.  <\/p>\n<h4><strong>Symptoms you should not ignore<\/strong><\/h4>\n<p>The diagnosis of settlement phenomena is mainly based on visual observation of specific structural indicators:<\/p>\n<p><strong>Cracks in masonry:<\/strong> Diagonal cracks near openings (doors, windows), usually with a slope of 30\u00b0\u201360\u00b0.<\/p>\n<p><strong>Malfunction of openings<\/strong>: Deformation of frames, difficulty in opening\/closing doors and windows.<\/p>\n<p><strong>Floor irregularities:<\/strong> Slopes, subsidence, or irregularities that indicate varying foundation behavior.<\/p>\n<p><strong>Gaps in structural elements:<\/strong> Distance between beams and walls, deformations at joints.<\/p>\n<h4><strong>Examples from practice<\/strong><\/h4>\n<p><strong>Residence in Thessaloniki<\/strong><br \/>\nSevere cracks appeared on the ground floor of a two-story building. Geotechnical investigation revealed compressed clay layers at a shallow depth, which led to differential settlements of approximately 40 mm \u2013 above the permissible limits. The solution was provided by shallow cement grouting, and the problem was permanently stabilized.  <\/p>\n<p><strong>Industrial unit in Attica<\/strong><br \/>\nA single-story metal structure showed deformations in the roof. The investigation revealed heterogeneous foundation soil (sandy and clay layers), with differential settlements of up to 65 mm, which created surges in the structural members. <\/p>\n<h4><strong>Diagnosis and Treatment Methods<\/strong><\/h4>\n<p><strong>Geotechnical investigation<\/strong><br \/>\nBorehole sampling, laboratory tests, and geophysical methods (e.g., tomography) determine soil behavior. Parameters such as compressibility (Cc), consolidation coefficient (Cv), and preload (\u03c3\u2019p) are examined. <\/p>\n<p><strong>Topographic monitoring<\/strong><br \/>\nA network of geodetic points or the use of modern technologies (GPS, InSAR) enable accurate measurement of subsidence at the millimeter level.<\/p>\n<p><strong>Structural interventions<\/strong><br \/>\nReinforcement of foundations with micropiles, cement grouting, or underpinning, depending on the extent of the problem.<\/p>\n<p><strong>Soil improvement<\/strong><br \/>\nTechniques such as preloading, vertical drains, chemical stabilization, or cement injections reduce compressibility and increase soil strength.<\/p>\n<h4><strong>Prevention \u2013 the best strategy<\/strong><\/h4>\n<p>Experience shows that prevention is more economical and safer than restoration. Proper geotechnical study, proper foundation design, and quality construction are the key factors in avoiding problems.
