The required positions for the old use are calculated (Article 2 of Presidential Decree 111/04), e.g.:

Old use of store: required spaces 1 space /60 m2 =X

Old warehouse use: required spaces 1 space /60 m² =Ψ

TOTAL NUMBER OF POSITIONS REQUIRED: X + Y = Z

B. The required positions for the new fiscal year are calculated (Article 3 of Presidential Decree 111/2004), e.g.:

New use of café: required seats 1 seat/40 m² = Ω

C. The difference between the required new and old positions Ω-Ζ is calculated, which gives the required positions.

The above is in accordance with paragraph 3 of Article 4 of Presidential Decree 111/2004, which specifies that: In cases of change of use in buildings that legally existed in Attica until March 5, 2004 (date of entry into force of Presidential Decree 111/2004), it is considered that the number of parking spaces corresponding to the existing use has been secured in accordance with the provisions of Article 2 of Presidential Decree 111/2004, which is deducted from the number resulting from the new use on the basis of Article 3.

NOTE: I had noticed that for a change of use from a store to a health-related store when we have areas <59 m2, no parking space is required.
However, today I came across a case where I found that for areas of 90-99 m2, a parking space is also not required (I had a case of a store that was going to be a café with an area of 91 m2), while for 60 m2 it is required.

As proof of the above, I present the following examples:

1. E = 59 m2
We have a new use: 59/40= 1.48 =1 space
Old use: 59/60= 0.99 =1 space
Therefore, for E< 59 m2, no parking space is required.

2. E= 60 m2:
We have new use: 60/40=1.5= 2 positions
Old use: 60/60= 1 position
Therefore, one position is required for redemption Value: 25 m2/S.D. X Land value/m2 X 25% = ….. Euros
E.g. For S.D. = 3 and land value 500 E/m2,
PAYMENT = 25/3 X 500 X 25% = 1041 euros.
This is verified up to an area of 89 m2.
Therefore, a parking space is required for areas between 60 and 89 m2.

3. E = 90 m2
We have new use : 90/40 = 2.25 = 2 positions
Old use : 90/60 = 1.50 = 2 positions
Therefore, no parking space is required.
This is true up to an area of 99 m2.
Therefore, from 90 -99 m2, no parking space is required.

4. E= 100 m2
We have new use: 100/40 = 2.50 = 3 spaces
Old use: 100/60= 1.67 = 2 spaces
Therefore, a space is required for acquisition.
For surfaces >100 m2, a parking space is required.

These are the paradoxes of mathematics. There may be another case in the background, but I stop the investigation here, because these are the usual surfaces we face. For this reason, I recommend that you always do the calculation before making an offer.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column][vc_column_text]The above texts are from the books of fellow civil engineer Pantelis Papakonstantinou and are available for purchase at the following link: http://www.advice4u.gr/products.html[/vc_column_text][/vc_column][/vc_row]

[vc_row type=”vc_default” el_id=”eidhseis-tile”][vc_column][vc_column_text]How are the required parking spaces calculated in the event of a change of use, from a store to a health-related establishment?
