Specifically, a tax deduction of up to \u20ac3,200 per year is provided for a period of five years, i.e. up to \u20ac16,000 in total, provided that the work is paid for electronically and accompanied by the relevant legal documents.<\/p>\n<p>The relevant provision, which was already implemented in 2024, is expected to be extended to 2025, according to the upcoming bill of the Ministry of Finance. There is even a provision for the extension to possibly cover the expenses of 2026 (which will be declared in 2027), thus broadening its scope.[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column css_animation=&#8221;fadeInRight&#8221;][vc_column_text]? <strong>Double benefit for landlords who rent out their properties<\/strong><\/p>\n<p>For those who choose to renovate homes up to 120 square meters and rent them out on a long-term basis (at least for three years), the benefit is twofold:<\/p>\n<p>Tax deduction for renovation expenses.<\/p>\n<p>Exemption from rental income tax for the next three years.<\/p>\n<p>?<strong> Which expenses are eligible for deduction<\/strong><\/p>\n<p>In order for expenses to be recognized, they must:<\/p>\n<p>Pay by card or other electronic means.<\/p>\n<p>Receipts or invoices must have been issued by professionals.<\/p>\n<p>Not already covered by another program (e.g., &#8220;I Save&#8221;).[\/vc_column_text][vc_column_text]Eligible expenses fall into two basic categories:<\/p>\n<p><strong>A. Renovation services<\/strong>[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column css_animation=&#8221;fadeInLeft&#8221; width=&#8221;1\/2&#8243;][vc_column_text]? <span style=\"color: #993300;\">Energy works:<\/span><\/p>\n<ul>\n<li>Installation of thermal insulation.<\/li>\n<li>Replacement of window frames and glass panes.<\/li>\n<li>Upgrading heating\/cooling systems.<\/li>\n<li>Installation of photovoltaic panels, batteries, and hot water production systems using renewable energy sources.<\/li>\n<li>Installation of mechanical ventilation and automation systems.<\/li>\n<li>Upgrade lighting in common areas.<\/li>\n<\/ul>\n<p>[\/vc_column_text][\/vc_column][vc_column width=&#8221;1\/2&#8243;][vc_column_text]? <span style=\"color: #993300;\">Functional &amp; cosmetic procedures:<\/span><\/p>\n<ul>\n<li>Replacement of electrical or plumbing installations.<\/li>\n<li>Repair of roofs, masonry, painting.<\/li>\n<li>Installation of awnings.<\/li>\n<li>Elevator upgrade.<\/li>\n<li>Installation of electric vehicle charging stations.<\/li>\n<li>Repair or replacement of flooring.<\/li>\n<\/ul>\n<p>[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column][vc_column_text]<strong>\u0392. Purchase materials<\/strong><\/p>\n<p>The costs of purchasing materials are recognized with a restriction: they cannot exceed 1\/3 of the value of the services used for the renovation itself.<\/p>\n<p>Materials such as the following are recognized:<\/p>\n<ul>\n<li>Thermal insulation materials.<\/li>\n<li>Window frames and glass panes.<\/li>\n<li>Plumbing and electrical installation materials.<\/li>\n<li>Painting and masonry repair materials.<\/li>\n<li>Systems RES (e.g. photovoltaics, boiler, batteries).<\/li>\n<\/ul>\n<p>[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column][vc_column_text]\u26a0\ufe0f <strong><span style=\"color: #ff0000;\">Please note: This does not apply to projects included in other programs<\/span><\/strong><br \/>\nThese expenses must not be subsidized through other programs (e.g., &#8220;Exonomo&#8221;).
